Chubb is too risky at this point to be a deciding piece in a SF trade for Burrow. The 1.02 is a big value, but needs something more than Chubb+2nd to be the add-on.

Not likely, unless the two firsts are projected early. TLaw carries very high value in SF.

I would take either deal for you, but much prefer the second/Chase deal.
